Located on a narrow inner-urban site in North Hobart, the Feltham Street Townhouses replace a former warehouse with two contemporary terrace-style homes. Positioned within a heritage-sensitive precinct characterised by traditional cottages, terraces and light industrial buildings, the project responds to the surrounding urban fabric while providing higher-density housing within walking distance of schools, public transport and the North Hobart retail precinct.

The brief called for two three-bedroom townhouses that could accommodate changing needs over time. Beyond providing contemporary family living, the homes were designed with ageing-in-place principles in mind, incorporating structural provisions for future residential lifts. The challenge was to deliver medium-density housing on a constrained site while respecting neighbouring heritage buildings and the established character of the street.

The architectural response draws on the area's industrial history through a restrained palette of articulated brickwork that forms a durable and grounded street presence. The building is positioned close to the frontage, reflecting the varied setbacks found throughout Feltham Street and reinforcing the rhythm of the surrounding streetscape. Behind the robust exterior, open-plan kitchen, dining and living spaces extend into north-facing private courtyards that bring sunlight deep into the homes and create sheltered outdoor living areas. The arrangement balances privacy with access to light, providing a calm retreat from the surrounding urban environment.

Internally, warm timber-look composite flooring, neutral finishes and laminate joinery create a simple and adaptable backdrop for future occupants. The interiors are intentionally understated, allowing natural light and proportion to define the spaces. Structural allowances concealed within joinery locations enable the future installation of residential lifts, extending the long-term usability of each dwelling without compromising the contemporary layout.

Feltham Street Townhouses demonstrate how thoughtful medium-density housing can contribute to established neighbourhoods. Through a careful response to context, durable materials and flexible planning, the project provides contemporary homes that feel calm, warm and connected to their inner-city setting.
