LXN were engaged to re-imagine the potential of an under whelming 1970’s addition to a c.1890 waterfront cottage on Hobart’s Eastern Shore. Through a re-working of the existing volume we found spatial efficiencies in the plan that reduced the overall volume of the building while increasing usable area. This fulfilled our client's primary objective; to reduce the visual bulk of the 1970’s addition while maximizing views to the water. The building was set back and the internal space carved out to reveal the full volume of the gabled roof and create a mezzanine study. The full height glazing exploits the spectacular views of the Derwent River, the City of Hobart and Mt Wellington beyond.
